  1. Roof – Evidence its newness, or replace it.
  2. Gutters – Keep them clean.
  3. Windows – Make sure they’re all un-stuck.
  4. Appliances – The appliance age could pique unwanted interest.
  5. Termites – Consider adding a termite warranty.
  6. HVAC – A good system can last for 25 years, but older systems can be of concern.
  7. Foundation – Cracks in walls or where they shouldn’t be can mean foundation issues.
  8. Radon – In rocks, soil, and water – radon is a definite turn-off and is the second leading cause of lung cancer.
