What's a CC&R?

CC&R’s, which stand for covenants, conditions, and restrictions, are (according to realtor.com’s Cathie Ericson) are government-imposed requirements on how land can be used, and established by planned subdivisions to maintain the attractiveness and value of the property.

In a nutshell, these rules exist to maintain the value of your property. Your Home Owner’s Association may have CC&Rs that seem restrictive, while others are pretty commonplace. Here are some common ones:

o   Permissible colors for house paint

o   Minimum property and landscaping standards

o   Types of property fencing

o   Types of window treatments     

o   Limits on the type of security lights one may attach to the house

o   Basketball hoops in driveways not allowed

o   Restrictions on property use (keeping livestock)

o   Commercial or business use of land reserved for residences
