If you’re selling or refinancing your home, you anticipate having your home appraised. An appraisal may be intimidating to some, but you really shouldn’t sweat it. Here are a few things Zillow Porchlight says you can do to predecease a smooth appraisal process.

  • Research - Doing your homework about your appraiser’s familiarity with the area and who is state certified is a must.
  • Keep up with maintenance – Maintaining carpet, paint, gutters – are all essential elements an appraiser will look at to assess your home’s value. The same goes for appliances – make sure your appliances are in good working order. Jamie Birdwell-Branson writes, “Keep a list of maintenance work that has been done on the home. Have a running list of what you have fixed and upgraded in your home as well as the amount of money you have spent”.
  • Consider curb appeal – Landscaping of a house lends to the first impression it gives to anyone, the appraiser included.
  • Love your home – Birdwell-Branson via Zillow Porchlight suggests showing pride in your home by keeping your home tidy and looking good.
