Take-A-Ways from the MBAKY Education Conference
Yesterday, several members of Stockton Mortgage team had the opportunity to attend and present at the Mortgage Banker Association of KY’s education conference held at the Corvette Museum in Bowling Green. I thought the museum was one of the best venues used to host this conference, not only was the space perfect to accommodate our group but it was fun too! Did you get to try out the Corvette simulator? It was awesome; thanks to Barbi and the Essent team for sponsoring this. My only regret is that I didn’t win the raffle for a chance to drive a real Corvette on the test track. —congrats to Pam Thompson who was the lucky winner of that dream experience. Can’t wait to hear all about it Pam.
What a great day! I loved having the chance to mix and mingle with all the attendees from all over the state and how about those presenters? I thought I’d share some of my favorite take-a-ways from the conference with you all!
One of my favorite parts of the day was from Becca Goldsberry with Southwestern Coaching. Asking for referrals can sometimes make even the best salespeople feel a little uncomfortable but Becca provided an eloquent way to take it on. She suggested trying something like, “I’ve really enjoyed working with you. I love to work with people on a referral basis; after all it is nice to have a connection with someone you are working with! So, would you know anyone who…”. Then she said to, “paint a picture and isolate faces”, so in other words, direct them to specific groups like people going through big life changes or other people they know that also ask for referrals. So smart! And she made it seem so easy!
While I loved that part of the presentation, my big takeaways were how renovation lending can open doors for people and the importance of technology within our business. Tammy Kinser, our Director of Operations said, “if you aren’t looking to improve software on a daily basis you will fall behind.” This is so true. With how our world is constantly developing new tech and how we all stay connected, if we are sleeping on the technology side, we are missing out on opportunities. This relates to our POS and LOS systems as well as the auxiliary tools we use. That is one of the reasons why working at Stockton Mortgage makes sense to me; our owner David Stockton, is always willing to consider a piece of technology, software or other tool that will make our process/service level better, easier, or more efficient.
The renovation expert panel did such a great job with explaining how renovation mortgages can help the real estate agents offer a solution for affordable housing. Joe Daly, our Director of Renovation Lending, spends a lot of time teaching Realtors ways to consider using a renovation mortgage that will help their buyer find a home to fit their needs in limited inventory. For example, if a buyer is pre-approved for $200,000 but can’t find a home that would work for them; could they find a $170,000 home and complete $30,000 in renovations? Having an expert like Joe around who can make renovation lending relatable and digestible was a benefit to all who were able to listen to this panel of experts!
