Our current market is favorable for both homebuyers and sellers, however, with so many individuals looking to buy or sell a home, the competition can be fierce. What would you do if the home of your dreams had several other buyers after it? How would you up your game?

Give the seller what they want.

How do you know what they want? Find out. The best way to do this if you aren’t really in a position to become their new best buddy is to put yourself in their situation and use the information you do have to make the best decision. Are they moving to a new city? Chances are they already have a ton on their plate, so offer to speed up the process by nailing down any potential contingencies and get the appraisal and inspection over with quickly. Do they need to sell their current home before they are able to purchase a new one? Take the stress of finding an interim home away by offering them a rent back deal.

Make your loan quick and painless.

Pay more than list price.

Wait…(record scratch)…what? Yes. While this isn’t necessary most of the time, in a hot market, it sometimes can win you your dream home without all of the drama of a back-and-forth bidding war. While you don’t want to pay more than you should (or much more than the home is really worth), this is a last ditch effort that will ensure you get your dream home.
